I read all the books I could find, attending seminars, talking with people, and eventually searching/viewing properties on the MLS.   

Does it worth it in the case described above?

Durham can be a little more hit or miss, but you can tell a lot from google street view as you're evaluating. 

Let them.2)  On the income side I would view education as an investment asset, and as with any investment assets there is a time when it makes sense to buy and a time where you need to take more steps to be ready. 

I just paid a MINT for a huge view lot.

It was a pocket listing and was not yet on the market and I was the first person to view the house.

Someone who isn't going to view you as a commission check.

It is nice being able to view properties in person, especially if you dedicate an entire day to it, it is definitely worth your time.
