In this case - the buyer transfers the purchase amount to the title company or RE lawyer's (depending on your state) escrow account.

I contacted local utilities as well--no issue in transferring that either.  

Im also reaching out to those that may have had job transfer where they are trying to keep up with two mortgages.

Just off the top of my head, this is one of Ron LeGrand's favorite strategies (and he has many, many, many students) ... lock down a property by clouding the title with an Option to Purchase, sandwich LTO the property, and then charge a lien release fee (if they ever actually attempt to purchase/transfer the property).If you don't operate this way, good for you ... honestly.  

This isn't a sure thing, because people could have a reverse or a 2nd, or any number of liens, but I look for deeds that have a last transfer date more than 12-years ago.  

The rent payment is just automatically deducted from their bank account each month and then transferred into mine.
