You can start with the city website www.coj.net for the building department or property appraiser or the tax collectors office www.taxcollector.coj.net As for the structure of your deal just read the forums about llc v Incorporated and all the good information that can be found in there.One other thing I did with my units that many may not agree with is that I get a general liability coverage for each llc related to that llc and I would get an umbrella policy for you as well.

@Artur A. you're welcome.The general rule is you pay taxes in both Mexico and the US according to each country's tax code and then, courtesy of the treaty between the two countries for the avoidance of double taxation, you'd credit the taxes you paid in Mexico against your US taxes (related to the property only).If you invest in your own name or through a bank trust (fideicomiso), OTAs will withhold the tax to be paid to Mexico as a percentage of the gross income.

:Class A Properties:Cashflow vs Appreciation: Typically, 3-5 years for positive cashflow, but you get highest relative rent & value appreciation.Vacancy Est: Historically 10%, 5% the more recent norm.Tenant Pool: Majority will have FICO scores of 680+, zero evictions in last 7 years.Class B Properties:Cashflow vs Appreciation: Typically, decent amount of relative rent & value appreciation.Vacancy Est: Historically 10%, 5% should be applied only if proper research done to support.Tenant Pool: Majority will have FICO scores of 620-680, some blemishes, but should have no evictions in last 5 yearsClass C Properties:Cashflow vs Appreciation: Typically, high cashflow and at the lower end of relative rent & value appreciation.

Hey everyone , real quick, i just came across a decent deal price wise (-175K from comp with garage) its a 3/2 duplex 1100 Sq Ft but has no garage or car cover. thoughts on demand for something like that or challenges ill run into with that decision?
