I am primarily looking for small multi-family houses to house-hack or SFH to fix up and rent.

Was probate ever opened and completed?

He ended up having to complete all repairs in the first 6 months or so.

A lot of people moved back in with friends and family or left the area completely so, just because people lost their homes doesn't necessarily mean they automatically became renters.

Only use an agent that has done several of these transactions- there are few an far between.Also, most agents will want the commission when they complete the lease option agreement, not when they compelte the sale.

I don't agree that it's a bait and switch - a complete PITA and frustrating - totally.The owner can initialize sale of the property during any point of the pre-foreclosure/default process up until a certain date, as I understand it.

I spent many a month trying to figure out new ways to enjoy ramen and oat meal because that was all I could afford.
