What should the relevant contingencies be - inspection and a clean title is what I'm thinking.

The area is up and coming and I know the town is looking to "clean things up".

#1 needs a bit of a clean up, but overall in good shape and #2 is completely turn key.  

I've heard of mentees that started out cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

Mind that this tenant has only moved in for 10 days and has sent us numerous emails, texts, about problems in the property. 0) Day 3: Unit was professionally cleaned by a cleaning crew 2 weeks prior to move in.

Getting a good cleaning crew is the hardest part.
