This is not true power can be shut off to the panel and texture can be wiped off  paint can be  also be removed as long as this is over spray.

At one location we were already digging by the footer so I shut the curbstop off and spliced a piece of copper on the line about 5 feet from the building.

There are horror stories all over amazon from people who has their Nest brick due to forced firmware updates (yep, once you install it there's no way to not have it automatically update, so think about how often your iOS updates leave things working strangely for a few months), which can leave you with your heat/AC running full blast until someone physically goes to the property to shut off the breaker.

For what it's worth, the Real Estate Commissions of this country are on a mission to shut down non-licensed real estate practitioners.If you cultivate relationships with a few key investor buyers and essentially become a deal finder for them, bare in mind that the Commissions across America are going to consider that brokering which requires a real estate license.Under scrutiny, a Commission is going to deem the Joint Venture approach as brokering as well since technically your Joint Venturing to find a buyer on behalf of the person who has the equitable interest (unless you can throw some serious money at legal research to find the case law to support it and even then you may not find it).

One of the problems is that they had all of the utilities shut off including the water all winter long and there must have been some in the pipes that froze.
