I have my trade school certificate in HVAC.

Instead they can do their own TI's in exchange for some free rent from CO (certificate of occupancy) period.

I bought a tax lien certificate in 2014, in Aug 2016 I got the tax deed which i recorded it on my name.

However, even when an inspection fails, the property will still get a "Lead-Safe Certificate" for 3 years instead of 6.

My own home will be the first property I manage and will give me the opportunity to learn from trial and (hopefully not too much) error what I need to account for, before I manage other people's homes.I plan to take a COS course and get my certification within the next year, but I will already be managing my own property prior to that, as the next course in Denver isn't until September and I plan to buy my next property within the next month.

I don't know what MD's lead laws look like, but here in MA, you can't rent a unit to a family with a child under 7 without a lead certificate on file for that property.

The EPA certification is ~$300 if memory serves and they provide pretty clear guidelines that aren't that hard to follow IMO.

The property appraiser's website shows a Certificate of Title issued.
