In my opinion, their only selling point is that they cut commissions. 

Some are on the list but already got everything taken care of, others were very hostile and mean which wasn't a surprise because I'm sure they got a lot of calls and letters from investors, and others just didn't respond and were basically putting their heads in the sand.

Or at least cutting it down till the prinicpal portion of the payment is substantially larger than the interest portion.This is a topic often discussed on BP - search for "Velocity banking" or "pay early" to see more opinions.

The current owner pays for the water and lawn care.

It should detail the procedure for a member to leave.Also, if you want to cut all ties with the prior property you flip to avoid later possible lawsuit, it may be better to dissolve the company and open another one for the new deal.Or you can also, instead of selling the property, sell the LLC with the property inside.

Hi All,I have been researching to find a good Property Management company to take care of my rental in Inkster and came across 3.

The roof was replaced in 2017, but they cut some corners; didn't use enough nails and apparently haven't heard of flashing. $35K is fixing their mistakes.

Personally, if you brought me a deal that met my criteria, after your assignment fee was baked in, I wouldn't care if your assignment fee was $50k. 

I don't really care whether the back right burner of the stove doesn't work or there's some water damage on some joists somewhere.
