hi Sunil, if you mean 2-4 unit properties, Larry Loftis has a widely selling book on that topic..BP has lots of info, too, and if you narrow your strategy some, like specify  fourplex, forty units, or four hundred, then that may help you hone in on a multifamily strategy and help us give you ideas...

There are a few rotten logs,  the windows have PL glue in the corners,  the kitchen cabinets and counter tops are just set in place,  carpeting on walls in bedrooms,  piece of plywood for a ceilingin an upstairs room.  

If they threaten legal action, I don't have tens or hundreds of thousand of dollars to fight it.

This can vary from a few hundred to several thousand.You're on right track, now get some education and start pushing forward!

Residential you work for low fees for volume and have crazy hours.I know some friends that have hundreds of houses to manage  and with employees after expenses make 60k a year for themselves.
