So i purchased a mobile home that was already in a park, the person i bought it from was currently renting the property but after the last tenant left she decided to sell.

It sounds like to me this investor may have been burned before and now is extra cautious or overly cautious.I talked to a hard money lender using some assumptions about the property's condition since I haven't seen it and he said that it really wasn't that good of a deal.
