We recently had a new line brought to a property for free.Some Mass Saves discounts and grants are for off season upgrades.

I'm in the building next to his, so I brought him into the office and showed him the copy I scanned into my computer that has the dates of effect, the amount, and other information.

A realtor brought me the deal because I have been networking and telling people what I am looking for.

Later when I brought it up with the next door neighbor, she filled me in on the rest of the story.

One of the reasons my above idea appeals to me is due to the relative ease of contacting target audience, ie they are actively posting ads of their own which makes them easy to find.  

Repaired the foundation ourselves. new roof, new hvac, lots new plumbing, new everything, added an egress in the basement to make it a 3/3. 1970s house brought to life in 2020, covid not included.

Contract specifically says all changes must go through signed change orders but when we brought this up to him after the fact (after he had already tacked on $25k or so in charges for things we were just trying to get info on), he said he skipped them because it "is too much of a hassle to keep going back and forth with change orders."

When I brought that up with my CPA, it sounded like putting my rentals in individual/local LLCs would be quite expensive (from a tax filing perspective).  

I forgot to mention I was working with an investor that brought $30K into the deal.I intentionally sold it at a lower price so I could get it off the books quicker.
