@Kyle JosephThere are plenty of models out there.Many are free or low cost.The real issue is knowing your market - rents, vacancy rate, expenses etc.The magic is NOT in the model but rather the data one enters into the model.Agree with @Chris Seveney

By the time winter is over, the tenant probably still has 3-6 months before an eviction hearing, particularly if they know how to game the system. 9-12 months of free rent, then they just move on to the next unsuspecting landlord.

This will then allow the wholesaler a percentage of the monthly rent and equity to begin more wealth building.Let me know if you have deals for us to review together or feel free to reach out to connect and network.
