Get the meter that goes right after the master as well so you can immediately tell if there is a break in the main line.

I don't care to deal with tenants as long as i have some that pay and take good care of the property (i know things break, so as long as they don't purposely break things its ok).

For me, I knew I wanted a tool that would be as automated as possible, something standardized I could outsource eventually, and something that could track different "pots" of money within one account so I could track saved money for repairs, CapEx, vacancy, etc within one savings account and even break those savings out by property.

What's the number break down?

O am likely the oldest rookie ever to join the BP student body.

I'm hesitate to purchase just any ole property that barely breaks even as a rental or doesn't have value add potential.

I would like them to be separate so that they have a break from each other. 

I have a well regarded property manager running the property and have a lawyer working on eviction from a couple angles primarily breaking the lease terms and disrupting the other tenants.

Lets break it down a little bit, lets say hypothetically you took a loan out at 3.5% today with a 5 yr adjustable on a 20 year amortization. 

Bonus points if they know a good handyman to help when things break down.
