There was a small main house (1 bed, 1 bath)  that rented out for $450 a month and there was a manufactured home (2 bed, 1 bath) in the back that rented out for $650 a month.  

Purchase price: $66,500 Cash invested: $30,000 Sale price: $138,000 Smaller 2 bed 1 bath home in a great neighborhood.

Can anyone familiar with the area tell me how much they would expect an average quality 1-bed/1-bath rents for?

This is a 3 bed, 1.5 bath home in a neighborhood that was built in the 60s and has been vacant for the last 18 months.

That's what I do in Coffeyville Kansas.  23 STRs, 83 beds, 37 toilets; and I have a cleaning lady that does the work for free. 

I furnish the bedrooms with basic necessities, including: Bedframe, Mattress, Nightstand, and Dresser.

The median sale price for a 3 bed house in Denver is $465k.

My focus is on 3 bed 2 bath SFRs under $150k for buy&hold and cash flow investing.There is so much data online, that it's sometimes overwhelming to comprehend and correlate with what you are trying to achieve as an REI. 

My "realtor" (I won't name his name either, DC, also was saying $384-400k)...turns out he was basically in bed with the wholesaler...    

It’s an older house. 68 on the bottom and 86 for the 2ed story. 5 bed, 2 bath .47 acre on the lot size.
