Beautiful, fully stabilized property a stones throw away from local university.

Here are my 2 stories:Story 1-  Saw this beautiful and inexpensive house listed in an OK neighborhood. 

The property is a well-maintained building near downtown in our rural Wisconsin community, split into two spaces with one commercial tenant (beauty salon) and one residential tenant (un-related to the commercial tenant), each on month-to-month leases.  

I mean checks out beautifully as I was reading the list until the Pitbulls 😬😬😬

In other areas of beautiful and cheap land, there are groundwater contamination zones in certain places due to chemicals used in the 70s and before on golf courses and nurseries.  

West Hartford seems like a beautiful town and the realtor that we’re working with said there isn’t enough rental property availability for the amount of people who want to rent who work in nearby Hartford.

They might say 5%.The beauty of this funding strategy is that since they don't lend money for a living, you will usually be setting the terms.

I figured that if I could rehab it into a beautiful finished house, for less than 100k ARV finished there should be buyers out there, even in small towns or on the backroads.

(unlike west Texas) and the people and how beautiful the nature is, kind of like Oregon!
