Oil barrel prices are starting to come back up and gas prices with it.

I'd love to have the go back up in price and have the seller complete the work - being that he is not local coordinating a GC will hopefully have to do.

Also keep in mind when taking money from deposits you need receipts to backup your charges.

I havent been able to get ownerfiniancing in this market so to that I will say have a backup plan and good luck!

Active, contingent here usually means it's under contract pending a home inspection or other, but unless it states first right of refusal or kick-out clause, it's fairly firm, so you can make a back-up offer, but those would be unusual in most circumstances as the original offer stands unless it falls through on its own.

It is unlikely they will EVER be able to "catch back up", once they get behind like that.
