I'm familiar with statistics and the issue is that there are never enough in a sample size to pin point a particular property for a valid assumption, every parcel or dirt and every building is unique, something that is difficult to grasp by those who view RE as a widget.

I work with one agent in particular whose preferred tactic is to list a property high enough to attract a certain buyer type then reduce every two weeks until sold. 

One jumps out at me particularly a 4 plex in Youngstown Ohio. it was a piece of crap.. it was bought at tax sale for 5k the Aussie paid 99k cash as is..

It's several reason why a property may or may not sell at a particular price point. 

The house I linked in particular doesn't even cashflow $0.. it would cost you money to own it.

I also do not think these dollar stores, particularly family dollar, can handle this much cash due to their business model of typically being in the worst of worst neighborhoods.

If so it is particularly important to know the full story and how the deal will be structured.

I'm particularly looking for things that can motivate friends/family who may not have too much interest yet in real estate/ business/ financial educationI think Rich Dad Poor Dad is a great place to start for many people and Think and Go Rich is a classic as well.  

Most apartment complexes currently have a several month waiting list for a 1 bedroom, yet 1 bedroom condos remain incredibly cheap in Orange County, particularly around Universal.. so.. the opportunity is real around here, but, you have to begin with what makes Orlando-metro unique, because it severely alters the landscape compared to other (typical?)

He also said they've been getting a lot of complaints about this particular company.
