I doubt it would boost the re-sale by by much more than $2,000, and it may have $0 impact on an appraisal. 

This could be an easier and cheaper solution than hiring someone full time.If you are just looking for someone to answer the phone and contact your list of contractors, I'd suggest looking into the "virtual assistants" that are featured heavily on Bigger Pockets podcasts as this seems to be a very cost effective way to manage the day to day without putting in much money. 

Also you can have the seller pay closing cost credits, up to 6% on FHA (talk to a lender), which could assist with cash reserves. 

There are also tons of attorneys here in bigger pockets that can assist you.

I have worked as on office manager to a general contractor many years ago, I worked as a project managers assistant at the same company, which led me to go to school and earn a project managers certification.

While it's not geared to take care of your capital expenditures, it's geared to assist in tenant repairs.

(You don't have a location so I couldn't check) It almost sounds like you aren't licensed as a real estate salesperson or broker and maybe the role is more of assisting a licensee?
