So I am rehabbing some of my units in my apartment building.I am using 5 gallon off white for cost flat to get them painted using a sprayer.The painter mentioned that for the bathroom and the kitchen to use a semi-gloss.The reason being in the bathroom the semi-gloss instead of the flat paint won't absorb moisture into the wall.With the kitchen the walls would be easier to clean for grease etc.I guess it made sense to me since I remember from my cars if the paint was flat anything that stuck was really hard to get off but if you had the gloss coating nothing got in and was easy to get off.I can still get semi-gloss 5 gallon for cheap.Just getting input form the paint experts.He is starting tomorrow.I am getting a smoking deal at 70 bucks labor per unit to paint 1,200 sq ft.He doesn't have any work right now and needs the money and is a professional contractor painter.He says he can clear one a day.

If you're lucky you might be able to fill the cracks and give it a fresh coat of kills, not suggesting you hide anything, but a little bit of sweat, even if you don't own it may payoff.

Getting deals off market helps, or just knowing how to find a good one on MLS (I have my own system for finding MLS properties which is usually pretty effective if you have somewhat a creative mind).The Bay Area is another animal and not like typical markets around the country, it's essentially a big city like NY (7.5 million population in Bay Area) and extremely tech driven.

Let's say you put their stuff outside, and they later said that a fur coat worth $50K was taken by passersby?

Looking at a rehab to fix and hold.  It is a lower end deal, low price.  Total needed for buy and fix $50K tops.  But I am learning that lenders will not lend on something this small.  Now what.

My first property is in MA (3-family where I live currently) and I'm quite familiar with everything here but RI is a different animal.  

I don't expect them to stay pretty for long, so once it is time to refinish, will a few coats of polyurethane be the best bet?
