BRRRR properties are normally purchased with short term financing (Hard Money, Private, Money, Cash, and a few other methods).  

If I want to do it, it's $100 of paint and a day with my paintsprayer.

After several emails with the sellers realtor regarding a commercial multi-family, they stated the following:"There is much information (detailed maintenance, tax returns, costs, etc.) that they will be glad to make available during a due diligence period with a contract and a paid deposit."

I don't know the Austin market, but I would make sure you are posting everywhere: Zillow, craigslist (make sure to repost constantly to "bump" the post to the top of the search) and include LOTS of pictures AND a listed price.

It is a triplex in an appreciating market, an older 2 story house divided top and bottom, and a small garage apt around back.

Property also includes a covered/RV hookup spot, a large metal shop building and a car port/garage next to the double wide. 

Stefano, Most agents would be happy to help you set up a search as anyways in most cases we are used to getting into longer term relationships and a 2-3month wait period is not really an issue, a lot of agents will want to know if you have been pre-qualified as that will usually help them understand how really ready you are (regardless that you will not be looking to close on anything for a few months).
