I don't very often advise people to study real estate licensing education material, however doing so might help you see both the nature of a licensee's relationship as an agent working under a broker's license and the broker's relationship with principal currently if formerly under a listing contract.I'm not suggesting that you get your license, although you may find that something that is ultimately worthwhile in doing.

They have the right to know what the trustees authority and obligations are in relation to the trust.Even if the creator of the trust is smart, or well advised, and has that authorization in a separate document, that authorization will disclose the creator of the trust and honestly that is all that is needed to be off to the races.Trusts were not created in common or current law to guarantee privacy.

I assume you can roll paint, so while you have these contractors lined up, as them what the cost would be, see what paint costs along with your materials and consider your time, doing this may save you some money on small things you might do yourself, but you can present the bids and the appraisal to base your offer on.You also need to explain that an appraisal is an estimate, not a true value and that you need to make a reasonable profit if you are in the business and justify your offer.Saying older lady doesn't mean much, if she is elderly I suggest you take some additional steps after you get a contract and that is to involve some center of influence, her kids, her attorney or someone who may advise her.
