I would indicate that you strive to make any deal beneficial to both parties and that you are not looking to take advantage of anyone. 

This is obvious - there's only an advantage to be had in refinancing for any homeowner or landlord.I was going to wait a few more weeks personally, a move that I think is validated (accidentally from a market perspective and government action I certainly did not predict) by the Fed lowering rates.For now, I'll continue to be patient and get ready to refinance when demand settles down again.

I've done this enough to know who's really struggling and who's taking advantage.   

Most landlords in my market allow cats, so I just don’t see any competitive advantage.

I know it is tempting to want to grow fast, making huge advantage of leverage. 

I'd rather have half a payment in 15 days, half a payment in 30, and have the remainder paid over 2 months, for example, versus tossing someone onto the streets (garnering an unsavory reputation) and then trying to fill a vacancy with a smaller tenant pool.There is a difference between a person having no control over a pandemic and having their primary source of income shut down for 2 weeks, and a deadbeat trying to take advantage of the system.

What would be the advantages to buying a duplex, living in one side, and renting out the other as opposed to just renting out both units and living in a rented apartment?
