We've purchased a number of properties with the utilities off and have no idea what will spray from where when put under pressure.

I am wondering if this can be a solution for investors with more than 10 investment properties.They claim that "The property’s cash flow may be utilized for investment properties in lieu of conventional methods".

I am thinking of the risks and cons are:1) more utilities cost as landlord should pay for the heat2) if the heat doesn’t work in winter, the entire house becomes very cold and the risk of pipe exposure 3) if the heat doesn’t work in winter suddenly, do you think it’s landlord’s responsibility to find hotel for the tenants to live temporarily?

Burning question: what’s your advice on renting a second unit with utilities included?

There is also the opportunity to have more utilities to go to the tenants. 

This bumps my rent up by a minimum of $480 per month if utilities are included and the unit is rented out on a per-door basis, because this demographic fears financial uncertainty over all. 

Utilities (e.g. water, electricity): is $300 / month a reasonable estimate? 

Are City utilities available for your site, if not, would you the developer be fully responsible for the cost of extending Water/Wastewater to your property? 

Have a couple meeting a year with guest talkers from the industry or utilities 

There is no distance requirement or certain number of days you must utilize the property for your personal use but it has to pass the smell test in underwriting.
