Many investors look for $100 per door assuming 100% financing and the 50% rule to quickly screen properties.I believe the great @Ben Leybovich once said something along the lines of "you don't force a deal to meet the $100 per door rule by increasing your amount of cash in the deal.

This only works if you have separate meters for the two floors for both the gas and electricity.I think this is a better way to go (for me at least) because you have no control on how the tenants use these utilities and could be capable of leaving lights,AC,TV's Heat etc. on for unnecessary periods of time which in the end could become a large variable cost.

I've never thought of this (or done it myself), but when purchasing a rental property, buyers should do more due diligence on the existing tenant applications and screening.

We self-manage that property, and fine tuned a lot of our criteria regarding how we want our rentals run (tenant screening requirements, up keep standards, etc.).
