On demand service applications - As we find ourselves more and more technology driven, and requiring an immediate response, many self managing landlords are using tools that allow them to access vendors, repair companies, lock boxes, signs, etc online.

I never want to see anyone saying I act in a manner that is not defensible especially in a court of law should it ever come to that, as we operate in this litigious society of ours.

IRS might see this as a flip property and charge you ordinary plus self-employment taxes.If this is the first property you were selling and you’re not gonna do this again and again, you might get away from not being self-employment taxes.

In his defense it stopped the leak : )   Oh the lessons we learn along the way. 

The result is a slower build up for another project and lower COC in your calculations, but it is unlikely you are leveraged for more than the refi since you either 1) paid all cash or 2) used private or hard money which required some portion of a down payment or self funding the rehab.
