I do try to make them end at different times, but when you only have 3 months where the rental market is hot and I try to have them all turn over then.

It was only fun because 1) I was there by choice and, 2) I think I got off on the fact that I was out there for a few days and was alive with all my extremities intact, and 3) hot shower and couch and stuff when I got home was like a religious experience!

Or are you going solo via VRBO.Other costs to factor would be utilities, WiFi, housekeeping (this should be a big $$ fee per clean on such a huge house), set-up as you would need to furnish house...hot tub needed as this is a popular rental requested item in the mountains (if you get this, now you need a hot tub cleaner)??

Unfortunately the reality of real estate investing (getting rich slowly OR taking significant risks) isn't sexy enough to get people to whip our their credit cards at some hotel meeting room.

Often though it is not just the valves at sinks and toilets but even the main shut off valves and/or the valves at the hot water tank.

I'm keeping an eye on a few properties that just sold and also speaking with all the REAs I know to find out what types of properties are hot and where.

The coolness from tile is always nice in hot areas like Arizona too.
