Buyers, even qualified ones, still exceed the available home supply.Not to thrown "down the gauntlet," but if you are really "good" at flipping, then you should at least survive if not do "well enough" at flipping during a down market. 

@James Hamling I worked in one of the most regulated industries (pharmaceuticals) and survived multiple mergers.

I can get a bit more CF with other asset types than houses (like MF), but the way I survive in an expensive area is by buying off-market, below FMV.

@Theresa Harris We both have very good DTI ratio, so no problem getting great loans.

Sometimes the investor finds a way to hang on long enough for appreciation, amortization and increasing rental rates to survive the first few years and put him on solid footing.
