The first hurdle was convincing them to leave via cash for keys.

If I intend to fund the rehab with my own cash, do I need to disclose my rehab budget?

For the remodel I am thinking of extending the main home (which would make it "L" shaped") to incorporate the detached carport and detached bedroom/bathroom.  

Or, better yet, have them go to Home Depot and pick everything up, then have the pro desk call you for the charge.

There is still a lot I have to learn, so my question is going to be as basic as it gets.
