@Evan Kelleher prior to closing you should have the tenants sign an estoppel certificate which will state how much their rent is, if they are behind on their rent, when they moved in, if they have any outstanding maintenance/repair issues that the landlord knows about and hasn't addressed, if they paid a security deposit or last month's rent.

You have a right to ask for evidence and it needs to be more than an online certificate.

I see that it does apply to duplexes unless "the owner occupied one of the units as the owner’s principal place of residence", which would not be the case.But I also see that it does not apply to "Housing that has been issued a certificate of occupancy within the previous 15 years"Thanks!

Would a judge not request the self-certification, proof of income loss, and any agreements to try and work out a payment plan?

Or, if you lease at a lower price and legally raise the price to the full rent, again, real.You can always get some crackpot judge who may even invalidate your birth certificate, but your Mom knows all too well what day you were born.The reality is that many of your rental relationships will NOT, and I hope they WON'T wind up before a judge.
