You only need a place to track tenant information, payment history, maintenance, etc.

This is a very technical question and most tax advisors might be hesitant to address it here not because they don't know but because it requires quite a bit of additional information.

His message was quite simple: Until you've been humbled, you have not figured out this business.

The person that promoted this didn’t do this personally themselves IMO. 

You need to get this fixed immediately.
