I like the idea of investing in multi family (4 units and under) and maintaining the stability of a fixed 30 year mortgage, however am open to all ideas.

MY wife and I aren't some sort of big time multi family real estate agents, but we have done a deal or two a year and have had some success just starting simple (we started by house hacking a duplex), and have incrementally increased our projects. 

I'd love to get into Multi-Family, but do the numbers make sense?

I have a family member who will be attending Trinity University in Dublin next year.

One property in particular is listed in the Kissimmee area (I think it’s about 26 mins to Disney), it’s a single family, with a pool. 3bd/2bth.

We are an all in one team… Licensed agents, manage hundreds of doors, in-house maintenance (on payroll) single family and small multi family properties.  

So if you want to gift a friend or family member the money, go ahead, but don’t call it a loan, and count your blessings if you get anything back. 

Switched plan to working with my partner (my girlfriend and REALTOR) to purchase (house hack) a single family in her name with FHA at a great price ($63k).

It is a little over a hour from where I live and would like to house an Army family.
