Matt Graham Situation: deceased owner city easement no taxes quit claim

This seems like a risky deal, but a good one because there's someone who might have some title to the land who wants me to have it, the quit claim deed is so cheap and there are no back taxes.Note: I do not have enough capital to fund a construction project immediately, but I could start the adverse possession statute of limitations by fencing and clearing the lot.What am I missing?

Of the 6 units, 2 are in good standing with their lenders (i'm one of the two), 2 have been foreclosed and are in the bank's possession and 2 have lis pendens and will soon be in the bank's possession.

You would approach your "new real estate partner" with the facts: You've (hopefully) got a record 1/2 undivided interest AND possession and his share is worth much less that 1/2 of ARV due to the following list of reasons...It's no longer a dispute between two spouses and does not have to be emotionally charged or difficult to resolve and attorneys CAN be avoided IF a realistic resolution is agreed upon.Remember: you didn't cause your current seller's problem and they have nothing without your help.
