A highly important metric for doing the BRRRR method.When doing the calculators for estimating cash flow, most properties I put in, after expenses including, pm10%/capex10%/repairs10%/vacancy8%, they normally cash flow anywhere between $100/mo - $300/mo.

This form would put in writing, with their signature, their intent to vacate and the date of their intended last day of tenancy.A health situation like this is not only heartbreaking, but is likely to result in both the husband and wife not thinking clearly and under substantial stress.The tenant is informing you that they can't afford to rent the place any longer and/or need to move for health reasons.

I know real estate investing is a great way to build for retirement, I just wish I could find a magic wand to make him understand that he can still do some things himself but we are better off in the long run to hire the bulk of the work done so we can acquire more properties.BTW, the first 2 flips allowed us to pay cash for the duplex and the most recent rental unit (SFR 3 beds, 1 bath) so it is working, just not working quickly enough to keep me from having to put in 80 hours a week.

I don't feel that my criteria are outrageous - 650 fico, 2.5x to 3x income to rent (im in SoCal), no violent criminal history, verified rental history w/no major neg feedback from previous landlord.If any of you out there have some good tips regarding filtering applicants before they waste too much time, please share them - (how much qualification info do you put in your ads, do you reiterate this criteria in all of your communications to them, do you do pre-screening applications prior to seeing the units, etc etc etc).
