Hello Everyone,I was talking to an investor in regards to financing and his suggestion was to get a 500k loan to put towards all current debt, but wasn't sure all the factors that may be implicated with going this route.My current portfolio has 2 properties (1 LTR, 1 MTR = 370k), and current debts: HELOC at 54k and a vehicle at 40k.

Hi everyone, I am looking at getting into the section 8 rental market as a foreign investor, what are the "best" states to invest in, in terms of cash flow and actually working with the city to cooperate and pass inspections.Is there anyone on here who could point me into the right direction of anyone that has done this, or the best way to go about doing this?

Comparing two deals - with almost same price point #1. no rent increases but Percentage rent lease - There is a base rent ( ~65% of NOI) and the rest is percentage of their gross sales in last 12 months#2. 10% rent increase every 5 yearsAs a newbie option #2 seems preferable /safer to me, and #1 may be slightly riskier.

@Ashley AndersonTypically a HELOC and HEL are second mortgages and they can be a good way to access capital to invest, but the problem with using them is the interest rate is typically even higher than the debt you can get on the new purchase, so they might not be a great idea unless you plan to aggressively pay them down when you use them.
