Property tax is usually around $6300 a year rounded. $525 a month.

Management fees, lease up costs, turnover costs vacancy rates, repairs, licenses,  non paying tenants etc. are all examples of these. 

I've used RentPrep for years and I don't recall that disclaimer.

But i had a title claim in Balt city and they first denied it I went up the food chain still no love.. ( keep in mind I am closing over 15 mil a year in Oregon through them) I had to get my attorney to write a few letters then they caved but it still cost me some attorney fee..  

I tell our clients the DSCR loan is the easiest we originate and it’s because of keeping that control but also it’s due to working with the same investor the last three years.

I bought my first rental property around my 18th birthday and also got my real estate license around then (all while going to college, trust me it was a little busy).I kept busy buying properties while I was going to college (UWSP).

I am not in a hurry and can wait 2-4 years.
