I could be wrong but I think this one has an HOA that covers the roof.

Basically our analyses shows that from an investors point of view there are two things majorly wrong with this property. 1.)

The fact that the last 3 deals fell through and the fact that there has been something wrong with the foundation makes me feel suspicious.

The business owner is almost always wrong in court.

There are a lot of people with investment money who are looking for people like us who are willing to bust our hump while they sit back and let there money work for them.Then again, there is no right or wrong way to work these deals.

I will make some other assumptions to the calculator and see what happensDon't rush into the wrong purchase just because it's been two months.  

But please correct me if I'm wrong.

If I look at it as just financial freedom then you may be in it for the wrong reason.

Or am I just looking in all the wrong spots?

If everyone is telling you it's 10K you got your number wrong, it's not up to your contractor to work for free so you can make a profit.
