They are escrowing taxes so you have to put that upfront as well which is sometimes standard.

I'd like a systematic way, that's more efficient than my current excel sheet, to ensure I'm following up weekly with the same people while keeping notes etc.

I've budgeted some for capex as well as repairs based on the terms I know about (we are still working that out). 

It sounds like you're at a point in your project where you could make these modifications in a cost effective manner.

I recommend setting your expectation of the level of cleanliness, maintenance of the yard and grounds at a very high level to the tenants.

Multi-treatment where necessary on the concrete slab, as well as in the master bathroom, which was a bird catch.

I consider myself well-versed in real estate knowledge and business jargon, but syndications really have their own set of lingo - starting with the word "syndication" itself!
