As far as bowing walls in the basement, I watched a youtube video where someone dug their foundation out then used 6x8's bolted to the wall and floor along with a hydraulic car jacks and moved a large wall quite a ways,  then bolted angle iron to the rafters and sill plate.   

Hello great point Ingrid, he is my best friend and stand up guy,  we also founded a watch company called Rhody,LLC during community college as well.

Got to watch out for the HOA and the trash.

After this, I decided to go to the bank and show them that I was a serious buyer so I filled out an application to see what i could qualify for.

To me, it was like a game or score card, every time I'd get a property I would calculate my net-worth, I liked to watch it grow.

It might be a good place to learn, watch and learn, not do and learn. :) 

My only comment is to watch how much leveraged debt you take on in your first few years of starting out.  

The problem is, that is an incorrect application of the general view on those instruments.  

Learn proper application rates for the conditions to eliminate further waste.

I don't know if I've ever mentioned this before, but I pay as much attention to properties I have been watching, when they sold, and what they sold for, as I do what's on the market now.
