For STNL fresstanding buildings even though it is absolute NNN you still take into consideration what costs the business will be occurring other than the rent they are paying.You look at rent to sales ratio and also EBITDAR .Strip centers it is base rent plus CAM but what you can charge for cam will vary based on the leases that were signed and how they were worded.

Some lenders offer programs for 'delayed financing' which is really utilized for investors who purchase a property with cash outright (typically need to for sheriffs sale or REO when no interior access is available or time frame to short to get a loan), and then they will actually refinance you up to 90% of original purchase cost + rehab (Experience & Credit will vary your rate and LRTV's).
