I would recommend setting up your team and letting your lender help you understand all the benefits of setting up an LLC vs. financing first deals personally. 

I understand there are classifications of zip codes/neighborhoods to Classes A/B/C etc -I was told that usually classes A/B make more on appreciation, but barely cash flow (especially with the current interest rates), and that in C classes, you can generate some cash flow.

It is my understanding that they use your tax returns to verify your income.

Nevermind, I understand now.In Brandon Turner's book on rental property investing, he does a calculation that I don't quite understand.
