hi everyone,i am in the process of analyzing a duplex, and I've just learned some new info about and I'm wondering what I'm missing about the implications of the following details:-duplex is tenanted already; duplex is priced quite low for the neighborhood, so interior condition is unknown-property is a duplex via an addition. it was originally built as a sfh.

Some run the numbers monthly, others just once a year when it's time to file taxes.I've built quite a few custom Excel spreadsheets but I find it somewhat challenging to translate the numbers into compelling visuals.

This is a good sign I think.As for multifamily, there are not a ton of purpose built small multi families in SB so they are definitely tougher to dig up.

This property would most likely be rented to college students in a town with a population of 26k with typically less than 4 non-commercial units available for rent.Any advice or suggestions are highly appreciated.

Unlike many properties on Roofstock this one hasn't had an inspection yet but I plan to have an inspection contingency built into the offer so I can back out if repair costs appear to be much more than $7K. 

These homers likely wouldn't have happened if we never entered the game and built the competence/confidence to charge forward.
