Need help with a question I have on the Calculators under the Tools tab.

Are there any tools that can automatically do the steps from 1-3? 

A low appraisal can be a negotiation tool but a bad appraisal such as this…. is worthless because you both know it’s worth more.

Asheville's program has been in place for a long time though, and Fletcher hasn't copied it or adopted something similar yet, so perhaps it's unlikely that they will.I believe @Jordan Lockaby attended the meeting and can provide a summary catered to our concerns as investors. 

They have a search tool where you can find great PM's in the area.

Answer 2: Look, let's just skip the wordy wordiness for word sake and just keep it real, a person/operation who "get's it", has the tools to "get-er-done", and a track record to prove it.

Most all of the handymen I know have an awesome set of tools.

You need to be prepared to lose some clients.As for marketing, I think direct-mail marketing is a good tool.

You could always look at medium term rentals as well..not sure if you're near any hospitals, but you could cater to a travel nurse.Also, if you really wanted to capitalize on the revenue, YOU could live in the basement, and STR the top floor.  

It's a win-win as it is just one more non-cookie cutter tool I can offer to help people grow their portfolio without being hampered by expensive and too often punitive management contracts when not needed.
