Some people take signings for $35 thinking they are making money but don't because they don't account for vehicle expenses, paper, toner, etc.After expenses, your profit only comes out to like $10/hour or so on most days because packages are upwards of 250 pages and you have to print two of them.

SFR is 2100 sqft over two floors (one is basement), both floors are fully-finished, water pressure is not an issue. there is no other rehab in the main house, so we will have to cut into the ceiling for just the retrofit.Thanks a ton!

Doing all 3 scenarios here would cost about 1M$ to 1.2M.The numbers are:- Purchase price: 1.5M$- Current mortgage: 65% LTV, 2.55% 30y fixed- Property taxes: estimate 25k$/y- Current rental income from two 1bed/1bath units: 2200$/m each- Previous rental income from the 2bed/1bath house: 3600$/m- Property mgmt: 12%- Quote for garage ADU conversion: 500k- Quote for remodel: 400k- Quote for JADU: 300k- Estimated rental income from ADU conversion: 3500-4000$/m.- Estimated rental income from remodeled house: 5000-5500$/m.- Estimated rental income from JADU: 2500$/m.Concerns we have:- There's no comp in the area that sells for more than 2.5M for a setup like this.

I've filed the eviction, they've been served with the paperwork, and now all that's left is for me to wait for the next steps and hope I filled everything out right (Denver county's process is making my head spin, and I'm having to do this without a lawyer because of cost) while in the meantime my tenant is otherwise just ignoring all my texts and notices and also (it feels like) acting like nothing has changed, still having people over for dinner, still walking in and out of my front door like no problem...leading up to this point I've had multiple informal conversations with this person about the toll their unpredictable behavior around payments has had on me.
