Off the top of my head I am targeting 2019 to potentially purchase a single-family or small multi-family property using conventional financing (20% down) at first.

If you get this one at 80 and the next one at 70 they wash each other out and your right at your 75 if that was your target market.

My aim is on the West Side of Cincy (C+, B- multi-families) and my Cap Rate Target is 8%. 

There is a property on the market here on the island of Maui, list price is about $1 Million, my target purchase price is 900k, but I think I can get it for less than that because the comps are in the 800s.
