(contact your congress person and tell them rational lending is a good thing and we need to keep it)  Very friendly tax and regulatory environment particularly for for large corporations (TESLA got a huge tax incentive and SWITCH got a sweet deal on electricity.)These lead to economic diversification from a historically service (casino) based economy along with major infrastructure projects.

After I graduated, I landed my first few jobs in sales (Gallo Wine and Enterprise) when I soon learned that I wasn't passionate about sales.

Let's say you replace the carpet for them and they move out 1 year later, but have permanently stained the living room carpet with red wine. 

Odds are that could be your sweet-spot.

I own multifamily properties and it's difficult enough finding solid deals in what I consider to be my sweet spot.

@Billy Rogers Rick H.out of sheer boredom this morning I popped on to this guys website about listing guru's etc.much of the data is out of date... and when he speaks poorly of Jack Miller then I kind of new he had a bent.. its easy to trash guru's for sure.. just like people not all are great but not all are poor either.I did not know Jack Miller personally but I sure know a bunch of people in the business that owe their career to him.. and speak super highly of him rest his sole.Also I under stand how people get on Dave Del Dotto but again the info is way out of date he is a very successful Vinter in the Napa valley these days and makes great wine..
