The taxes are high and some of the surrounding areas are less than ideal, particularly the Austin neighborhood to the east.

The main reason was I shifted my focus away from Beaumont and surrounding areas in order to diversify my portfolio and started investing in commercial in Austin and other areas where there are no HUD houses.
