Now on a human level, giving them a heads up it's increasing by 70% might be worth it(that is what the 30 days notice is for too).

In the past I've always been able to head over the JAG office (they're the military legal folks) and get a POA pretty quickly.

It will have black market value ......and that may be where this is headed....

Its a great way to build a solid foundation personally and professionally, and the benefits are substantial (GI bill, VA loan to name a couple). 

Add pictures of the large patio, washer/dryer and a head on shot of the driveway too, back up all the listing details you provided with pictures.

The framing has a short truss at the head of each staircase opening so I can't slant the headroom.

It's not super substantial, I would guess an inch off and the first floor foundation looks solid.
