Typically we have paid appointment setters based on specific KPI’s which are typically getting the appointments setup.If they bring the lead but someone else cannot close it that is really not in them.

Sure they eventually get evicted, but if they owe 2 months' rent + legal fees + set-out fees + damages, etc. that measly $2K that was collected as a security deposit doesn't cover the total loss.For the same amount of 1X-2X cash deposit, we can get a Rhino policy for 3-4X the coverage.

As far as navigating STR laws/HOAs, I think its best to have a PM with experience operating STR's specifically in KC to prevent as many headaches as possible and answer any questions you may have before-hand.

What you might consider is renting it for six months (if legally possible) rather than a year at a lower price (using the highest price near-comp to yours) and then raising the rent at lease end when the market is high.
