As far as direct mail is concern,  you'll need to be prepared to be consistent and have a good budget for mailers. 

I think you need to be specific about what you use in your screening criteria.

Some of the upgrades you mentioned (specifically the smart tech stuff) only help for new home buyers (window shoppers).
