I'm sure you and your friend have a great relationship, but a "string of acquaintances" doesn't sound like the most trustworthy source if you're going to be investing large sums of money in all honesty.there's a lot of homework that needs to be done.

Hi Everyone,I purchased my first rental property at 23 years old (2018) in New Hampshire with the strategy of house hacking (3 units, 3 bedrooms each).I cash flow fairly nicely, as I also rent out the 2 spare bedrooms in my apartment.I’m actively searching for my next rental property but want to buy it with the banks money, as sourcing 20-25% down is not quite in the cards for me during this hot RE market.Does anyone have experience doing a HELOC?

I provide sole employment to 2 unlicensed handymen (they are self-employed but pretty much only work for us).In my market a license is required for jobs above $600 (I believe it is still a $600 limit).

I will say I am glad I cash out refinanced a few last fall....Anyone have any data on sources for said data on what they expect to happen to the real estate market once the moratoriums end?

Some of those variables are the size of the park, number of vacant spaces, number of POHs, number of vacant POHs, number of MH spaces, number of RV spaces, the park amenities, the age of the park, underground infrastructure age and condition, park location, size of the market, value of SFRs in the market, city water or well, city sewer or septic, other utility sources and whether or not they are direct billed, deferred maintenance, cost of management, and more.
